The Terraces

Located on the shores of Lake Coeur d'Alene, Idaho, The Terraces is the most exclusive luxury condominium project in the Western United States. The project includes only 30 private residences, the smallest at 6,200 square feet and the largest at 8,200 square feet of living space. The five-story concrete and steel frame building is located on the waterfront

of Lake Coeur d'Alene next to the world-renown golf course with the famous "floating green", which is visible from all of the living units. Each unit has a private two-car garage on the lower level with direct access via elevator to a private entry, and electrically powered sliding glass walls that open to a private covered terrace. Each living unit also has a 3-zone HVAC system with fan coil units located in a dedicated mechanical equipment room within the living unit and high-efficiency condenser units mounted above the roof on an elevated concrete slab to ensure low equipment noise levels in the top floor living units. Units with whirlpool tubs are mounted on floating concrete pads to minimize sound transmission to other living units. The floor-ceiling assembly is a 6-inch thick concrete slab on a metal deck with an insulated gypsum board ceiling suspended 3 to 4 feet below the floor. All finished floor surfaces are installed over 10 mm thick acoustical underlayment fabricated from recycled automobile tires to minimize impact sound transmission through the floor. The Terraces is truly a "one of a kind" residential structure that redefines the concept of luxury condominium.
